Soak and scrub shower heads (Dawn + vinegar) to clear mineral scale and restore full spray. Minimal supplies.

The annual service tankless manufacturers call for: we circulate descaling solution through the heat exchanger, flush the system clean, and rinse the inlet water filter screen — keeping efficiency up and the warranty intact. Descaler billed at cost + 20%.

Full clean-out plus a downspout flush, performed twice per year (spring and fall). Cost is spread across the year on your monthly plan. Bundle with Permanent Exterior Lighting Clean & Check and save $100/year.

Fall: drain, insulate, and store hoses before the first freeze. Spring: turn bibs back on, reconnect, and check each one for freeze damage and drips.

Wipe down cushions, frames, and tables so the set stays ready to use.

Lubricate rollers, hinges, and torsion springs to keep the door quiet and smooth.

We haul your cans out, pressure-wash and deodorize them, and set them back — so the garage stops smelling like the cans. Priced per can: $15 per wash, quarterly.

Empty the tank, rinse the filter and coils, and check the drain on portable dehumidifiers — the cold-storage-room workhorses everyone forgets until they stop.

We check and top off every hand soap dispenser in the home, so guests never find an empty pump. Soap billed at cost + 20%.

Blades and housings wiped clean with a damp microfiber — including the high great-room fans nobody can reach. Ladder work included.

Degrease the metal mesh filters over the stove — soaked, scrubbed, and re-seated — so the hood actually pulls smoke and grease like it should.

Monthly care for bed cooling systems (Sleepme/ChiliPad, Eight Sleep Pod, BedJet, and similar). Water-cooled systems: we run the monthly cleaning-solution cycle and top off the reservoir with distilled water. Air-cooled systems: we clean the filter. Supplies billed at cost + 20%.

We print a test page every month and clean and align the heads as needed — so the printer works the day you actually need it.

Spring visit, ~30–45 minutes on site: AC condenser — clear debris, hose coils, visual line check; patio & deck blow-off with electric blower (hard surfaces only — not a yard leaf-removal service); up to 8 window screens reinstalled.

Fall visit: furnace ignition and thermostat cycle tested (if you have the Furnace Filter service on plan, that filter is swapped during this visit as part of that line item); patio & deck blow-off plus furniture-cover check (hard surfaces only — not a yard leaf-removal service). Up to 45 minutes on site; larger properties add the Large Property line item.

Pull furniture from storage in spring; cover or store it in fall. Priced on a one-tech model — if anything in your set needs two people to move safely (oversized sectionals, stone tables), we send a tech out for a quick walkthrough and quote the visit instead. 2 visits/year, billed monthly.

Wipe down the lenses, inspect each zone, and run a full test on permanently installed exterior lighting (Jellyfish, Trimlight, Gemstone, etc.). Any dead sections or failed bulbs are photographed and reported — actual repairs are handled by your installer, not us. Bundle with Gutter Clean-Out and save $100/year.

Clear leaves, debris, and the occasional critter from each window well; check covers and drainage. Priced per well so you only pay for what you have. Note anything unusual — buried wells, landscaping over the cover, fragile grates — and the tech will confirm on the first visit.

Add fuel stabilizer and winterize small-engine gas (mowers, generators, snowblowers, trimmers) so they start clean next season. Stabilizer billed at cost + 20%.

Weekly water balance and light cleaning (~10 minutes), shock as needed, plus a full drain, clean, and refill every 4 months. If your hot tub shares a loop with an in-ground pool, it's covered by the seasonal Pool & Spa add-on instead.

Lubricate and adjust home gym equipment — treadmill decks, rower chains and rails, stair climbers, ellipticals, and anything else in the gym that needs periodic lubrication, tightening, or a once-over. Lubricant billed at cost + 20%.

Wipe down and sanitize benches, machines, and free weights so the home gym stays clean and ready.

Lubricate the pivot and lift mechanism on any adjustable basketball standard (Dominator, Goalrilla, and similar) so height adjustment stays smooth. Lubricant billed at cost + 20%.

Clean your sport court with a water broom — jet heads that lift dirt without damage. Bristle brooms grind away the sand texture that gives a court its grip, and pressure washers can strip paint; a water broom does neither. Pick the schedule that fits how much the court gets used.

Full weekly pool care in season (April 1 – October 31): cleaning, water testing and balancing, skimmer and pump baskets. A hot tub on the same loop is included in the same visit. Quoted per pool.

For pools with their own cleaning service: we manage the water chemistry — test and balance, top off the muriatic acid feeder, and clean the filter plates — weekly in season. Chemicals billed at cost + 20%. Quoted per pool.

Regular water changes, parameter testing, glass and filter care by a trusted aquarium specialist — we vet, schedule, and manage them for you. Quoted per tank.

The base of our Property Watch plan. Monthly walk-through for cabins and second homes: P-traps, rodent traps, fly and dead-insect cleanup, visual inspection, thermostat check. Add only the extras your home needs.

Monitor and adjust humidity for indoor sport courts so the hardwood stays true and the ball bounces right.

Clean the dispenser heads and nozzles and verify brix (syrup-to-water ratio) on home soda fountains. We track your supplies — syrup, CO2 — and either tell you what to order from your supplier or stock it ourselves (supplies at cost + 20%).

We top off the fuel in your garaged vehicles from a transfer tank so they're always ready — we do not drive your cars. Priced per vehicle; add a separate fuel type for each grade you run. The fuel itself is billed at cost with NO markup (straight passthrough).
